ACABANES is a large, beautifully renovated French villa in a lovely area of the Western Dordogne, close to Bergerac, Duras and Eymet.
It is full of charm and character, yet modernised to the highest standards with extensive facilities, and is situated in a quiet location on the side of a gentle hill with lovely south facing views over the surrounding rolling countryside and vineyards.
The villa is very easy to reach including direct flights from all over the UK to Bergerac. Then a relaxed 20 minute drive to the villa.

ACABANES has been designed and equipped for outdoor living, with a large (11x5m) superb heated pool with retractable cover, which means it can be used as an indoor or outdoor pool.
We cater for all sizes of parties and can accommodate both the very young; the elderly; or those with limited mobility/wheel chair users.
Extensive equipment is provided complimentary for infants and young children. There is no need to bring any of your babies or childrens equipment with you which means you have the option of flying to Bergerac or Bordeaux if you prefer.
ACABANES has extensive grounds of approximately three acres and has 5 terraces and a balcony. The outdoor areas are ideal for general relaxation and various sporting activities for all the family to enjoy. A large sports box is provided for guests.
The covered tiled terrace is ideal for BBQs, with table and chairs provided for 'al fresco' dining or just simply enjoying the views over the garden and surrounding countryside.
Pool and Terraces: The pool and terraces have been designed to produce the maximum space for guests whilst maximising individual space. The 11x5m pool is surrounded by a very large sheltered terrace with many sun beds and parasols. The pool is fitted with a retractable telescopic pool cover.

1. 5x4m outside the downstairs Lavender bedroom
2. 6x4m outside the Green bedroom with an inlaid giant chess board
3. between these terraces and underneath the large balcony is timber deck with a John Lewis Day Bed
4. Breakfast terrace for the morning sun leads from the kitchen.

Atmospheric lighting throughout enables the pool and terraces to be used late into the evening.
The gardens extend to over 3 acres with a fenced lower garden of 2 acres. This large garden is perfect for football with football goals, and rounders. There is also a supersize trampoline, childrens play area, sand pit, Wendy House and boules.
Ground Floor
The focal point of ACABANES is a vast sitting room measuring 9m x 8m and which is open to a magnificent timbered 'cathedral' ceiling. This sitting room is full of character with the original stone walls and tiled floors. Located within the lounge is an entertainment area which includes a 50in SMART TV, connected to a DVD and VCR. A championship pool table is also in the lounge area which our guests really enjoy and many tournaments are enjoyed late into the evening. There is a comprehensive Information Area with maps and leaflets. There are lots of board games for all ages for our guests to enjoy.
The kitchen and dining area leads from the sitting room. This area is 9m x 4m with tiled floors and oak fitted units. It also has a large Range Master dual fuel gas oven, microwave oven, dishwasher, washing machine and large fridge/freezer. The kitchen opens through double French doors, onto a partly covered tiled terrace. There is a Weber charcoal and gas BBQ, and table and chairs on the terrace ideal for dining.
Downstairs the two super king triple bedrooms Lavender and Vert, have adjacent en-suite shower rooms, with exposed stone walls, tiled floors and doors to their own terraces leading to the pool area.
First Floor
There are two family suites upstairs; All 4 first floor bedrooms have air conditioning
The Rose Suite - Master bedroom with super king bed and sofa which can convert to a single bed. Smaller childrens room with a single bed and wooden cot. These 2 rooms share a large bathroom with shower and large Organic bath.
The Yellow Suite - Master bedroom with super king bed and sofa which can convert to a single bed. Twin bedroom. These 2 bedrooms share a bathroom with shower and bath.
All Master bedrooms have tea and coffee making facilities and all beds have high quality mattresses. Each guest is provided with a pool towel and 2 bathroom towels. There is Bedeck bedding throughout. There are Authentic African nets over all super king beds.

Summary: What a fabulous place. Set in beautiful French countryside, tranquil and full of rural charm. The house is absolutely amazing with a vaulted ceiling and a massive communal area. Many an hour was spent around the 2 log fires, pool table and the kitchen table that could have seated a small army. The swimming pool is very well thought through, with a sliding cover about 3ft over the water, so even if you were to visit out of season you can all jump in and the pool is kept warm. There is even a sauna and gym should you feel so inclined. When you then delve deeper into the house, there are lots of beautifully made up rooms, retaining their rustic charm, yet combined with all the modern luxuries you could want for. The beds are fantastically comfortable and the bathrooms with their roll-top baths and power showers are a great way to unwind after a long day of walks, biking or relaxing on the terrace or in the enormous garden. It is often the case in other such places that details such as the kitchen are lost. Not at all here - all the important bits such as kitchen knives that are actually sharp, ample cutlery, cooking implements, coffee machines, crockery and of course wine glasses are all there in abundance, fully thought through for large groups and families to be more than comfortable. And if cooking isn’t your thing, then there are various restaurants and eateries just a walk or a bike ride away. There are a mass of bikes available of all different sizes and configurations for all ages, making it incredibly handy to get around should you want to enjoy the countryside. And what a beautiful area it is, just a short trip to some amazing castles, vineyards or ancient towns for a bit of sightseeing or wine tasting. Having spent a glorious week there, we didn’t even get around to playing most of the games, the roulette table or massive DVD collection. The place really is so well furnished with everything we could have wanted. An absolute 10/10 and we shall definitely be back. Thank you Tracey & Adrian.

Summary: What a gem! We were looking for accommodation for a Summer Holiday for a large group friends of 7 adults and 6 kids. Acabanes ticked every box we were looking for and the children (and adults!) were thoroughly spoiled. Tracey has considered everything to enable families to have the best holiday. Our children ranged from 2 years to 8 years and they were all catered for. The list of Infant items available was astonishing as well, we had to hardly bring a thing for our toddler. The Villa was sparkling clean when we arrived and the bedrooms were all lovely. Bed linen clean and plenty of towels for everyone. The huge, cooling, living space through the front door was cavernous and we never felt cramped. We often retreated here during the high heat of the day (35degrees!). The kitchen was kitted out for every cooking need and had plenty of storage, utensils and crockery (which is very rare in a holiday rental!) and the terrace was the perfect place for group lunches and relaxing adult evenings, once the kids were in bed. The grounds and gardens were huge and beautifully kept, with a large sweeping lawn in front of the terrace. The trampoline was a sure hit with all of our kids. The swimming pool was also kept sparkling clean throughout and the salt water wasn't salty like the sea, but made the water very soft. It was very refreshing on the really hot days we had there. The only downside was the amount of bees flying around the pool edge and also falling into the water. They were simply, very thirsty and wanted to drink the water which had spilled out of the pool. But with a lot of children running around, 3 of them were stung on their feet. We notified Tracey and she had the 'Bee man' come round that afternoon. We were advised to leave plates water out for them with sane in so they could land. This helped, but didn't clear them. In the end, we got used to them. But we all had to be very careful where we trod when we got out of the pool. Tracey was hugely helpful from the moment we booked the holiday and throughout our time there. No request or question was too much for her and we felt very looked after. The realm of information available on the guest area on the website helped us plan great days out and places to eat. We also had a caterer cook for us one evening, which was delicious. Highly recommend this villa for families or groups with children. We will certainly return!

Summary: The villa is very well set up for large groups, with accommodation appropriately set out to allow for multiple families with privacy. Villa caters for everything you need and the owner provides excellent customer service. It worked very well for us, having initially a large extended family group, followed by my son's friends. All had a great time and were impressed with the facilities.

Summary: Acabanes was a really impressive luxury holiday home set in the beautiful countryside of the Dordogne. As a family of 12 members over three generations Acabanes provided plenty of space for all of us to spend time together or have our own space. The heated pool was used everyday, rain or shine and we even managed a full family bike ride to a local vineyard! The garden and terrace were fantastic and we spent many an evening admiring the view whilst drinking delicious local red wine. Matthew and Katie catered for us one night which was a real treat. Tracey the owner of Acabanes was extremely helpful in recommending local places to visit and restaurants. A fantastic location and wonderful family holiday. Thank you.

Summary: A character family home in a secluded area of the Dordogne. All the home comforts you could wish for and extremely clean. Several break out areas on patios and balcony. A great safe swimming pool and large garden area for active children. Splendid back up from owners if any special needs.

Summary: Acabanes was an amazing holiday. I visited with my wife and 2 labradors. We wanted a luxury holiday home but also wanted to take our dogs with us. The garden was brilliant as it's all fenced in and the walks from the house were super. We've booked again for next Spring and I think it will become a regular place for us.

Summary: “We were a family party ranging in ages from 70 to 7. The villa accomadated us all, with every possible activity you could want. We swam,cycled,played football,cricket and rounders. There was also the gym,sauna,pool table and table tennis. Difficult to tear the younger members away from the villa. An excellent holiday home for all ages. We had a holiday that will always be remembered as very special. I would also recommend Matthew 'the in house chef'. He prepared two excellent meals at the villa , and we also visited his pop up restaurant”
